Falling behind on your mortgage doesn’t mean that it’s too late.

You are not alone. People fall behind on their mortgages for a variety of reasons. The COVID-19 pandemic has caused thousands of additional homeowners in Virginia to lose income and therefore fail to make mortgage payments. It is very hard to understand your options and what to do. HOME of VA is here to help! We are a HUD-approved housing counseling nonprofit and offer free assistance to help you through this process.

We can help you understand:

  • The forbearance process
  • Current moratoriums in place
  • Options that you have to avoid foreclosure.

One current option is a forbearance. A forbearance is when your mortgage servicer or lender allows you to temporarily pause paying your mortgage or pay your mortgage at a lower payment. You will have to pay the payment reduction or the paused payments back later.

We work with lenders throughout the country to try and keep you from losing your home. Most lenders rely on our recommendation that you are willing to do what is necessary to bring your loan current. Our counselors help you identify your options, and create a plan that your lender might agree to.

Sometimes, the threat of foreclosure becomes a reality. We’ll help you to plan your next steps, ensuring that you’re in the best position to secure rental housing and to buy your next home when your situation improves.

You can print this document and fax, mail, or scan it to us if that is easier for you.

Don’t let anyone take advantage of you! Always read and understand everything before you sign documents or pay any money! Look for these red flags:

  • A person or organization that asks you to pay a fee for counseling or loan modification.
  • Anyone who says they can “save” your home if you simply sign it over to them.
  • Suggesting that you make payments to anyone other than your mortgage company without that company’s approval.
